Architectural Design

We offer a full design and specification service for residential projects, such as loft extensions, internal refurbishments and redevelopment schemes.

We prepare drawings for conceptual designs, obtainment of statutory consents and for construction purposes.

Building Surveys

Building Surveys are undertaken for a variety of reasons.  Pre-Acquisition surveys are undertaken where advice is given on the all-round and condition of a property, prior to purchase. This type of survey includes the identification of defects & remedial works, advice on changes & on-going maintenance and assessment of risk.

Surveys can also be undertaken to collect spatial data (measured surveys), used for space planning and alteration projects, and to also accurately record the condition of a property (schedules of condition) at a given time (for example prior to commencement of an adjacent building project).

Earl Kendrick assist with carrying out building surveys at each stage of your involvement with a property. We undertake building surveys on behalf of residential investors and private clients for all property types and ages.

Contract Administration

Earl Kendrick regularly provide Contract Administration (CA) services. Acting as the CA, we maintain responsibility for the project from inception through to completion.

We advise on the most suitable type of building contract, taking into account the risk profile of the project and taking into account any particular requirements.

We offer a full design and specification service and we will implement and manage a project, from start to finish, including setting up and administering the building contract, dealing with quality control, financial management and monitoring of programme.

CDM Coordinator

Earl Kendrick Associates Limited act as CDM Coordinator under the Construction (Design and Management) Regulations 2007.

We are members of the Association of Project Safety (APS), which is the benchmark standard in professional CDM Coordination.

Defect Analysis, Reporting and Repairs

Our services in respect of this area range from identification of a building defect, through to the preparation of schedules of repairs and implementation of the works to completion.

We will undertake all investigation and exploratory work and will provide advice on options for repairs and costs.   Where required we arrange for other consultants to provide specialist advice.  We also select suitable and approved contractors and co-ordinate the works to completion.

Due Diligence & Development Monitoring

Acting on behalf of funders, investors and other project stakeholders, we advise and report on all aspects of a project including technical, financial, statutory, programming and legal issues.

Our primary role is one of due diligence, to ensure that our client’s interests are not exposed to undue risk as a project develops.  We carry out monitoring to ensure that quality standards are adhered to throughout the design and construction process.

Expert Witness

We can provide expert reports for use in litigation or in cases dealt with by the Leasehold Valuation Tribunal (LVT).

Feasibility Studies (Redevelopment Projects)

Earl Kendrick undertake Feasibility Studies to highlight areas of risk within a project and to identify whether schemes are both commercially and technically viable. We will look at issues such as design, technical, statutory, environmental and end user requirements and also consider the cost planning and financial aspects.

We often consult with other design experts, such as architects, services engineers, structural engineers and planning experts in order to prepare comprehensive and accurate reports that consider the smaller issues that influence the bigger picture.

Interior Design

Earl Kendrick is uniquely placed to offer both technical building surveying advice, coupled with interior design expertise, providing our clients with a one-stop service.

Our interior design services include space planning, advice on lighting layouts, materials, colour schemes and soft furnishings. We prepare mood boards and sample boards for conceptual designs and implement interior design schemes, providing assistance with sourcing of materials, finishes and fittings.

Licences to Alter

We provide advice and guidance to landlord’s where lessees wish to carry out alterations to their demise that require a formal licence for alteration.

Our involvement differs from client to client but usually includes technical advice and monitoring the works as they proceed. The aim is to ensure that the lessee alterations are carried out diligently, to the required standard and to protect the interests of the landlord/building owner.

We also prepare applications for licenses to alter on behalf of the tenant/occupier, and liaise with the landlord to agree the terms of the licence.

New Build to Management Transition Advice

Working for or on behalf of parties having an interest in the future management of new build residential blocks, we provide a due diligence role to safe guard against onerous maintenance and management requirements.

Services include technical assessment of maintenance requirements, monitoring of build quality, ensuring handover of all required documentation and setting up procedures and plans for the on-going maintenance.

Party Wall Matters

We act for residential Building Owners and Adjoining Owners under the Party Wall etc. Act 1996.

Planned Maintenance Programmes/ Strategic Maintenance Advice

Earl Kendrick regularly prepares strategic maintenance plans for large-scale residential blocks.

We will coordinate the involvement of specialists, such as services engineers, and put together robust and accurate plans that we will then develop, monitor and update through collaboration with the end user and the parties responsible for maintenance.

Project Management

Acting as Project Manager, predominantly in connection with large-scale residential developments and private homes, we will co-ordinate and implement the realisation of a project from preliminary design and feasibility to sign off at the end of the defects liability period.

Our involvement will include appointing and managing other consultants such as architects, services consultants and structural engineers.

Reinstatement Cost Assessments (RCA’s)

We carry out Reinstatement Cost Assessments and have the expertise to carry out valuations whether the building is a grade 1 listed country house or prime central London residential block.

Statutory Approvals (Building Regulations, Planning Approval, Listed Building Consent)

We prepare and submit applications for compliance under the Building Regulations, Planning Approval and Listed Building and Conservation Area Consent.

We also submit applications for Licences to Alter, under the Landlord and Tenant matters.

Our involvement extends to liaising and negotiating with authorities.

Specification and Schedule of Works

Earl Kendrick are regularly appointed to prepare specifications and oversee refurbishment, redevelopment and repair projects across the residential sector. This includes small domestic projects such as loft extensions, comprehensive refurbishment of residential apartments and larger scale residential redevelopment schemes.

The preparation of a detailed and comprehensive specification will help to ensure cost control for any building project and also help to ensure that the correct standards and quality for workmanship are met.
